About the district

A small residential neighborhood in the northeast of Bat Yam, at the Dov-Hoz interchange and the Ayalon highway, on the border with Holon and Jaffa. One of the oldest neighborhoods (near Amidar), today it is the site of one of Bat Yam's largest urban renewal projects. "Mit'ach Nitzana" (Donitz-Elad and Elad Israel Residences projects) involves the demolition of approximately 630 old apartments and the construction of ~2400 new ones, plus office towers and commercial space. This gives the neighborhood enormous upside potential and liquidity by the end of the 2020s – 2030s. In parallel, the neighborhood is known for its art scene — Fest'Factory (former abandoned industrial studios, now art residences and the venue for Bat Yam's urban biennial of arts).

History

The neighborhood was built in the late 1950s–1960s with typical "shikunim" to accommodate a wave of new immigrants. In the 2010s, the neighborhood became part of "Fest'Factory"—a program of artist residences and the Bat Yam biennial of arts, aimed at revitalizing old industrial zones. In the 2020s, a major pinui-binui project began (Donitz-Elad, Elad Israel Residences). The project's implementation over a 5–10 year horizon will completely transform the neighborhood's appearance.
