How is this calculated?

We use the standard mortgage formula (Spitzer) commonly used in Israel to calculate fixed-rate mortgages. Note that in Israel, mortgages are often composed of multiple tracks (Prime, CPI-linked, Fixed), which can affect the actual payment over time.
