Methodology

This calculator compares two financial paths starting with the same initial capital (Down Payment + Closing Costs):

  1. Buying Path: You use your capital to buy a home. Your monthly costs include mortgage, maintenance, and taxes. You build equity as you pay down the loan and the home value appreciates.
  2. Renting Path: You invest your initial capital in the market (stocks/bonds). Your monthly cost is rent. Any difference between the cost of owning and renting is added to (or subtracted from) your investment portfolio each month.

The "Winner" is determined by who has the higher Net Worth (Asset Value - Debt) at the end of the selected period.
