About the district

A residential neighborhood on the southeastern edge of Bat Yam. It borders Rishon LeZion municipality to the south, Highway Ayalon (Route 20) to the east, the Park ha-Yam neighborhood to the west, and Ramat ha-Nassi to the north. One of the most active urban renewal (pinui-binui) neighborhoods in Bat Yam. The TML/2035 "Bat Yam Dalia" project is being implemented on approximately 37 dunams, plus projects on ha-Rav Maimon Street. In 2024, advancement of a new significant pinui-binui complex in this area was confirmed. The construction is predominantly from the 1970s-80s: shikunim of 4-8 stories. The neighborhood also houses Bat Yam's municipal stadium and the central bus station.

History

The neighborhood began developing in the 1970s — later than the main "shikunim" waves of the 1950s. Therefore, the architecture is somewhat better: taller buildings (up to 8 stories), some with elevators. From 2016-2020, the neighborhood entered major urban renewal programs. Its location near the Ayalon and Kummemiyut highways makes it attractive to developers: they can demolish and build tall towers without the strict height restrictions that exist in historic central neighborhoods. The future M3 metro line will pass through the southeast, which will strengthen the investment upside.

Vibe and advantages

A quiet residential neighborhood with a predominantly family and elderly population composition, with a notable share of Russian-speaking and Ethiopian communities. There is an ongoing generational change in housing: old blocks stand alongside new towers.
