About the district

An old coastal neighborhood in the southwestern part of Bat Yam. Squeezed between Ben-Gurion Boulevard and the waterfront (west), Yoseftal Street and the city center (north), the Business District (east), and Kumemiyut Street / Gan ha-Ir Park (south). One of the oldest "seaside" neighborhoods in Bat Yam. Development started in the 1950s–60s and continued in the 1970s — typical 3–4-story buildings without elevators. Part of the coastal line (closer to Ben-Gurion) has already been replaced by towers from the 2000s–2010s; the next wave of pinui-binui began in the 2020s. A seaside "Mediterranean" atmosphere, a mix of longtime residents, immigrants from the former Soviet Union, and young families. The best price-to-sea ratio in Gush Dan: 3-room apartments around 1.7 million ₪ versus an average of 2.8 million ₪ for a new 4-room apartment in the city.

History

One of the oldest residential neighborhoods in Bat Yam after Beit Vegan. Settlement began in the early 1950s, with the main wave in the 1960s, at the peak of mass repatriation. In the 2000s–2010s, part of the waterfront was redeveloped with high-rise towers: sea views, new housing standards. In the 2020s, a new wave of pinui-binui for the old building stock began in the neighborhood. Bat Yam's urban promenade (tayelet) is a continuation of Tel Aviv's, approximately 3 km long. The neighborhood faces the most active sections of the tayelet with bars, restaurants, and the Sironit and Riviera beaches.
