About the district

The southeastern "transport" district of Bat Yam at the intersection of Atzmaout Avenue and Yoseftal Street — two main arteries of the city. Here is located the largest transport and logistics hub of the south of the Gush Dan metropolis: the Yoseftal interchange on Highway Ayalon, the Bat Yam-Yoseftal railway station, the southern terminal of the Red Line rapid tram (Yoseftal station) and future metro nodes M1 South and M3. The district is home to the Bat Yam Mall shopping center (at Yoseftal St. 92), the Shtivi Tali school (opened in 2012) and active pinui-binui projects on the old "shikunim" housing stock from the 1950s–60s. The district is actively transitioning from a "working suburb" into a "new TOD-cluster" (transit-oriented development). Taking into account all transport development plans, this is one of the most promising investment locations in southern Gush Dan on the horizon of the 2030s.

History

The neighborhood's development dates to the 1950s–60s — typical "shikunim" built to accommodate a wave of repatriates. Named after Giora Yoseftal, Israeli Minister of Labor and Absorption. In September 2011, two railway stations opened on the eastern border of the city (Yoseftal and HaKomemiyut). In August 2023, the Red Line light rail began operating, with its southern terminal located here. According to NTA plans, the Yoseftal hub becomes a transfer "hub" for four lines simultaneously: the Red Line LRT, the coastal railway line, metro M1 (south) and M3 — making the neighborhood one of the key areas for Bat Yam's future development.
